· Talk to your Broker and get pre-approved.
· Know your budget and if possible, your extra $ to win the property.
· Make a list of what you want in a property. I.e, Beds, baths, garages, shed, pool, yard size.
· Use the “What you want” checklist at each property, tick the boxes for your must-have.
· Make sure you write the address at the top so you remember.
· Make a Shortlist of properties you like.
· Use your calendar to book the open home times to be sure you don’t miss one.
· Talk to the agent about price and critical timings for the sale. Terms are very important.
· If you like it FILL IN THE OFFER FORM at the inspection.
· Ask the agent when they will be calling you back to let you know if your offer was accepted.
What do you need to do when you put a contract on a house
· Get a contract from the Agent.
· Read over the contract and ensure the details are correct.
· If you need to, get a Solicitor to look over the contract.
· When ready to sign, initial relevant pages and sign as the purchaser.
· Get house insurance and pay the deposit.
· Get a copy of the dated contract from the agent and send to the broker.
· Put the important dates into the calendar, B&P, finance, and settlement.
· Arrange a Building and Pest Inspection (B&P) as soon as you sign.
· Keep in touch with the broker for finance to meet the date.
· Arrange services to your new home.
· Pre-settlement inspection.
· Move in and congratulations.
