Seller To Do List
· Select an Agent that you feel comfortable with.
· Talk to the agent about critical timings for the sale i.e., settlement period.
· Ensure the Agent you sign with is the Agent present during the sale, not the assistant.
· Have your house ready for sale, use the Checklist provided by your Agent.
· Do a final walk through and talk to the Agent about how to stage the home.
· For Open Homes use the guide as provided by your Agent.
· Get the yard neat and tidy and do this the day before an Open Home.
· Ask for quality feedback and if an offer is made it should be on paper.
· Walk through other Open Homes to see what the competition is.
· The process can be stressful so find ways to relax and trust your Agent’s judgement.
What happens when you sell your house
· Get a contract from the Agent, read over the contract and ensure the details are correct
· If you need, get a Solicitor to look over the contract
· When ready sign & initial relevant pages
· Keep the house insured until settlement
· Put the important dates into the calendar - settlement
· Get a copy of the dated contract from the Agent or Admin
· The buyer will do a Building & Pest Inspection
· The buyer will have or may have a Valuation done on the home
· The buyer will do a Pre-settlement inspection
· Clean the home before settlement
· Gives the keys and remotes to your Agent
· Congratulations it is settled
